Forge secured McCarthy Stone’s Evolve framework to deliver standardised, affordable senior living apartments using MMC, offering feasibility insight and driving efficiency through repeatable designs and collaborative planning.

Forge were asked to tender for a new framework being set up by McCarthy Stone. The new workstream being developer by McCarthy Stone, called Evolve, was a standardised approach to delivering the much-needed senior living accommodation in the North and Midlands, with affordability being at the heart of the concept.
Following a competitive tender, Forge were successful in being awarded the framework. The award included assisting McCarthy Stone in developing the strategy to benefit from the repeatability of the product. The concept was either a 3-storey 51-unit, or 4-storey 53-unit senior living apartment block, to be delivered on sites of approximately 1 acre. The projects would be developed utilising MMC, with Remagin being awarded the off-site manufacture role.
Forge act as Principal Contractor for McCarthy Stone which includes site management and preliminaries. Forge provides early advice at project feasibility providing McCarthy Stone with buildability insight from inception.
With repeatability being the focus, Forge have produced detailed programmes to assist in targeting programme reduction on future schemes. This includes an annual collaborative planning meeting with all key trade contractors.

Overview.
New 3-storey development delivering 51 senior living apartments in the Nottingham area. Major earthworks were required to develop the site with existing housing, a hotel, and a food retailer in close proximity. With programme being a key factor to achieving affordability, the programme was split into phases.

– 29 weeks Fit Out & Externals
The new development delivers 37 units of 1-bed apartments and 14 units of 2-bed apartments with a communal lounge and external landscaping and parking.
The scheme was Forge’s 4th McCarthy Stone Development. The programme was developed following the collaborative planning sessions. With the superstructure being manufactured off-site, it is critical that the substructure completion meets the required dates along with the tolerances required. In 10 weeks, the development goes from a substructure slab to a 3-storey building ready for the roof finishes. The total programme was a reduction on the previous 3-storey scheme, demonstrating the value of the collaborative planning sessions and McCarthy Stone’s commitment to repeatability.
